Frequently asked questions

Answers to the questions we receive most often, organised by topic. Cannot find your question? Feel free to call or email us.

Our fee is always transparent and agreed in advance. For most properties in Utrecht we use a fixed fee, depending on the sale price and the service package that best suits you. We explain everything clearly during a no-obligation introductory meeting.

From instruction to key handover, the process usually takes 8 to 14 weeks. After preparation, a property is listed online for an average of five weeks. We always tailor the pace to your situation.

We work with a trusted professional photographer, stylist and floor plan specialist. For distinctive properties, we also use drone and video content. Everything is included in our fee.

We do not believe in locking clients in. Our agreement has a short, fair notice period. If the fit is not right, you can move on on good terms.

Yes. You receive access to your own sales dashboard with real-time statistics, viewing reports and every offer received.

A selling agent represents you when you sell your property. A buying agent represents you as the buyer: they help search, assess value and negotiate the best price and terms for you.

We start with a search profile meeting, give you access to our off-market network, attend viewings, assess the property and negotiate firmly. Guidance through to the notary is included.

Certainly. We join you from the very first property, because that is exactly where we can prevent you from choosing the wrong home.

We agree a fixed fee in advance. It is not a percentage of the purchase price, so our interests remain fully aligned with yours.

The inspection at your home usually takes 45 to 60 minutes. You receive the validated NWWI report by email within five working days. In a hurry? By agreement, we can also deliver within 48 hours.

Yes. All our valuations are validated by NWWI and accepted by every Dutch mortgage lender.

We charge a fixed fee for a standard residential valuation in Utrecht. For distinctive or commercial property, we prepare a tailored quotation.

Yes. We provide valuations for divorce, inheritance, gifts and objections to municipal property valuations. Discreetly and carefully.

For sales, we generally work on a no cure, no pay basis: you only pay when the sale succeeds. Buying guidance and valuations use a fixed fee agreed in advance.

Our fee is all-inclusive: photography, styling, floor plans, Funda publication and viewings are included. Optional extras such as 3D tours or advertorials are agreed separately.

All prices we communicate include 21% VAT, unless stated otherwise.

We arrange meetings on weekdays and Saturday mornings, at your home or at our Maliebaan office. A meeting takes around 60 minutes and is always without obligation.

Yes. By agreement, we also arrange viewings in the evening and on Saturdays. We are available by phone until 21:00 on weekdays.

You have one dedicated contact and can choose between phone, WhatsApp or email. We respond within four hours on working days.

We focus on Utrecht and the immediate area, including Bunnik, De Bilt, Zeist, Houten and Nieuwegein. For properties further afield, we are happy to refer you to a trusted fellow estate agent.

Yes. Robin is an NVM registered estate agent and a certified valuer through VastgoedCert and NWWI.

We hope it never comes to that, but if it does, we first discuss it personally. If we cannot resolve it together, you can contact the Dutch Real Estate Disputes Committee.
